This is a unique property. Bedrroms are availabe (2) to individuals only. Both are same size and both have brand new murphy beds. One has a large project table which is curently an office setup but will be cleared. The other is empty but owner has large folding tables if desired. Living room can be used for project tables or rearranged to suit tenants' needs.

House is FULL of books - By necessity, the bedrooms contain FULL bookshelves, but each has an empty closet and some dresser/shelf space provided. Owner (me) will not enter bedrooms without appointment (to use library only). Park-like setting. Large hillside has turf and walking path with views. Front yard is turfed with patio-like features (front yard patio setting is for tenants. Rear patio with Jacuzzi is private for Owner only. Owner (me) spends every day at an Assisted Living Community care-giving to 93 yo Mom. Returns late evening to sleep.

There is a 3rd part time tenant (owner and tenant are professional Hollywood location scouts / location managers.). 3rd Tenant lives in Monterrey and comes down to house when working. His bedroom suite is at the south end of house beyond BRs #1 & #2 (at the opposite end from garage conversion ADU - not pictured in Floorplan - added in 1996 - ) has a separate private entrance off rear patio, and he will not enter main part of house. His suite is locked at end of hallway.

Owner completed a garage conversion accessory dwelling unit in April 2019, now used as a home office. Owner (me) will use bathroom in the ADU. House bathroom is exclusive for tenants. Owner will enter small BR#3 from patio when tenants are present, OR from inside house when tenants are absent.

Owner will keep his (my) food in ADU refrigerator / pantry. Kitchen in house will be reserved for tenants to cook, store food, etc.

Owner has collected a world-class art book library which tenants are welcome to share.

Owner is flexible on lease duration. If there are no issues, owner is open to renewal.

House is 2 short blocks to Metro Bus Line #256 which is direct to South (Raymond) Campus. Txfer there for shuttle or Pasadena Bus to North Campus. Approx. travel time: 45 mins. Electric bike travel time is approx. 35 minutes. route map: tinyurl dot com forwardslash lectricbike.

Street Parking only. Driveway for owner. Street is SAFE and well-lit. House is behind electric motorized gate (tenants will be provided code for entry).
